In 2017, Ellie Perlman left a successful legal career in Israel, earned her MBA at MIT Sloan, and started Blue Lake Capital with a simple thesis: buy great apartment buildings in growing markets, treat investors like partners, and communicate like your capital depends on it, because it does.
She had no investors, no network, and no family money. What she had was a data-driven approach from MIT, a decade of real estate law experience that taught her exactly how deals go wrong, and a belief that if she educated people honestly, the capital would follow.
It did. Within seven years, Blue Lake Capital grew to over $1 billion in multifamily transactions, 4,100+ apartment units, and 30%+ net returns to investors. Ellie holds an MBA from MIT Sloan School of Management and a Bachelor's and Master's in Law from Bar-Ilan University in Israel. Every acquisition undergoes rigorous scenario analysis for interest rate risk, expense inflation, and exit sensitivity. Capital is committed only when both return adequacy and income durability are confirmed. We underwrite 50 deals for every 1 we buy.
