  • Annual Reports & Investor Calls: Each year, we deliver a comprehensive investor report outlining financials, business plan execution, and forward-looking strategy. Our annual investor call provides an opportunity to review progress, discuss macro trends, and engage directly with our leadership team.
  • Direct Access & Communication: We maintain open communication with our partners, ensuring that questions are addressed promptly and perspectives are shared.
  • Distributions: Investors receive quarterly distributions, designed to deliver consistent income while the underlying asset continues to compound in value.
  • Tax Efficiency: Partners receive annual K-1s each April, reflecting their share of income, deductions, and depreciation. Through strategies such as cost segregation and bonus depreciation, we maximize available tax advantages to preserve and compound after-tax wealth.

Exiting The Investment

Once the business plan has been fully executed, typically within three to five years, or when market conditions create an optimal outcome, the asset will be sold.

At that point, partners have two primary pathways:

  • Realize Returns: Receive the full proceeds of your investment, with the flexibility to reinvest with Blue Lake, diversify into other strategies, or allocate capital according to your family’s objectives.
  • Tax-Efficient Continuity: When applicable, defer capital gains through a 1031 exchange, rolling proceeds into a new property to preserve capital, compound after-tax wealth, and maintain the benefits of real estate ownership.
